Mobile homes are an affordable option for many home buyers both in Calgary and in our surrounding communities of Airdrie and Strathmore, for example. You also find mobile homes in rural locations in between.
Communities of mobile homes are often close-knit, and they attract seniors for that reason - they are often less of a commitment than a relatively more expensive detached home on a concrete foundation.
Mobile homes (not do be confused with modular homes) are mobile by nature - mass produced floorplans at central locations, usually here in Alberta. Two big manufacturers are Jandel Homes and Pleasant Homes. Mobiles are then trucked into place and installed either on piles, or some other kind of foundation. They may be tied down (or not). Generally, when installed, modern mobiles don’t look mobile, but they are.
Financing mobiles can be a challenge, especially if older and if the buyer is looking to buy with less than 20% down. We also find that the value of mobile homes depreciates more rapidly than other housing types (for example detached homes).
Does the listing include land, or is the land rented? This is a great question to always ask. If land is included in the potential sale, will there be a condo fee?
